Accusing someone of theft is a fairly serious accusation which could result in the termination of ones employment and/or criminal charges. 

You're accusing me of getting stuck in the math, but you're oblivious to it. 

I have a feeling that if someone looked at how I conduct my life in general, they'd understand that being a dick isn't my life's goal...I don't typically get accused of being someone who takes and takes and doesn't give back...  :-)

Serves to cover you against potential accusations that you did not provide the interested party an application.   

In addition, having written policy on what FICO score you will accept will keep you from being accused of discrimination.

My accused tenant says they don't know what she is talking about and the have a 10 month old and are sleeping in the middle of the night.

I'm just curious as to how do you go about notifying and penalizing a tenant of a breach in contract.  Such as smoking inside property,  or having a unauthorized pet and etc... IF YOU HAVEN'T SEEN THEM WITH YOUR OWN E...

Since a lot of my posts are long and rambling it wouldn't surprise me to be accused of drunk posting. 

A Property Manager with hundreds of applicants every year will have to be more open about their processes to avoid a Fair Housing accusation or to survive an audit.

That way, next time, you can just blame the lease:  "I'm very sorry, but that is against our lease and if I make exceptions for you, I could be accused of discrimination against our other tenants by allowing you to violate the lease."
