E.g slice of wedding cake has to be thrown out, never mind expensive steaks or seafood.I do not have a clause in my lease to address this and wonder how others handle such things.I'm sure someone has had a renters wedding dress get burnt or damaged in a dryer or something similar.

I stayed in a Beach House in Virginia Beach for my Nieces Wedding and was surprised that they were going for $1.2 M.

There are numerous apartments, a Marriott hotel, dog friendly parks, walking paths, fountains and small "lake", entertainment venues, night clubs, retail, boutiques, yoga, gyms, restaurants and personal care beauty services minutes away, There are many corporate HQ's within a few minutes drive, plus it is on the tollway and 5 minutes from 121.

I know what its like to over analyze, while i'm not pushing you to make a move in two weeks time my best advice is to study, research and of course ask questions but make sure you dont get analysis paralysis :) I would find a place you like and possibly take advantage of the awesome first time home buyer incentives and loan programs, find a nice duplex and get your feet wet in landlording and build some cashflow or possibly even just live free which would free up capital to explore all these other means of real estate investments.I am a big fan of starting out this way because it allows you to sort of dabble in so many different real estate venues.
