@Joseph Bangali conduct a search on youtube for "bigger pockets how to evaluate a deal" and you'll find videos of @Brandon Turner and other credible investors walking you step by step on how to get it done. brandon conducts webinars all the time showing you how to do this live on wednesdays. 

I’ve read books, listen to podcasts, webinars, etc. still looking for guidance/advices.

Besides, why are all the podcasts and webinars on here saying that "I did this deal with zero out of my pocket and my friend put up the money?"

Hi All, I just recently watched one of David's webinars and noticed that he doesn't put any expenses in the Fixed-Landlord Paid expenses section other than insurance.

Everything is going well and I have learned a ton of information from Bigger Pockets and several books you have recommended in your webinars.

Hello BP Community, I started listening to the Bigger Pockets podcasts last summer and joined after my first webinar.

We already are going to tune in for the webinar next week.

I listened in on Brandon's webinar tonight and he recommended posting our deals on the Deal Analysis section of the forum.

I've checked out LoopNet last night based on a BP webinar but most listings on there are $M+ commercial properties.
