Wired internet cables for laptopsObviously towels, toilet paper, shampoo, body wash, etc in every bath Keurig for coffee if they'd like someGym in basement Washer/dryerLocks on every bedroomMaybe even a fridge full of beer and water

The place is overgrown and currently not liveable but is on a town road and has water/electric/sewer.

Also had a second floor leak with pools of water on it, soaked it up with a towel and still good to go.

If the intent is to self manage and believe partnering where resources can be shared, that's a different story and have seen it done in ways that added efficiencies that wouldn't exist without pooling portfolios.

If you read the 1-star reviews on BBB for Loopnet, for example, it's a bunch of apartment renters pissed that their water heater is broken and stuff like that.

The investor pool here is non-existent cause it's arguably the worst RTP(no pun intended) of any relatively big or known area.

In Milwaukee, I'd need 2 exits from the attic and 50% of the space has to have at least a 7 foot height on ceilings.Two things you want to check: both requirements are correct, but on top of that the city is getting reluctant permitting 3rd units: 50% more occupants mean 50% more water and sewer and 50% more traffic and parking.The other issue is that the cost of finishing a thrid floor with proper insulation/ventilation will run about $50-60/sf and only makes sense if you can get strong rents.
