Stamps alone mean you're looking at $1500-2000.

The time stamps I see on posts are PDT not EDT so it's now 6:30 PM and my original post was around 9 AM. 

So that wasted about 100 dollars on stamps.

In my location a blueprint with no architect stamp just means that I have to follow the prescriptive building code with respect to window area, insulation, framing connections, etc. and that I need separate engineering for the trusses and beams.

Actually, it is wrong, because when you buy a stamp, you don't buy a stock, but rather a promise of service.

I have had instances where people where trying to claim cleaning issues but my cleaner takes photos with time stamps on them and I sent that to airbnb and they denied the guests claim since the guest purposely tried to create a "cleaning issue" .

This may be one or a combo of the following - outside review / measurement appraisal desktop review - finding comps in the area and moving forward with some assumptions regarding the quality of the interior of this property while also referencing time stamped photos taken of the remodel of the interior.

I am still in shock that my closing will cost me $7.5k with 1031-exchange fees and stamp tax (0.456% in Boston), even without any real estate agent involved...

I get calls like this on a daily basis as an engineer to come “stamp” work done by grandpa on the weekends or Joe that became a contractor from YouTube....most of the time it’s tear it down and start over.
