Find smart, creative, friendly real estate attorney in Boston MA

I am selling my 5 bedroom + 1 study + 2 bathrooms 1,700 sf bi-level condo in Dorchester MA 02125 to the other unit owner in our 2-unit building. I think I qualify for both section 121 and 1031 exchange. 

In this post, I am looking for advice on how to find "how you can" (not "why you can't") attorney in Boston to strategize around the offer letter:

- deliver rented or not? there are 3 bedrooms individually leased at the moment, all ending 8/31/2020

- if delivered vacant, should I ask for extra time after closing to get the furniture out?

- fixed closing date or sliding? the buyer's offer is only 5% down and $5k cash back at closing, this may hinder the credibility of my future offer(s) on 1031-exchange replacement property. The clock doesn't start until closing date, but delaying it too much also may hurt offers I make before the closing date

...I have a few more "if" scenarios (ENTP here, I am direct and logical, but many if scenarios before I pull the trigger)

I need an attorney who is friendly, patient and will be creative while having negotiation skills and experience with getting to an agreement with other attorneys. The other party is inexperienced and will defer decision to his own attorney and lender.

I am open to all comments, this will be my first sale. I am still in shock that my closing will cost me $7.5k with 1031-exchange fees and stamp tax (0.456% in Boston), even without any real estate agent involved...
