While I was/am not an inspector, I have good mechanical skills and construction fundamentals, so the walk thru was sufficient. 

I had no background in any of this work, youtube was my best friend, but I did pull permits and learned the skills as I went a long.  

Investing in Toronto takes a bit more skill because the price to play (and fail) is high. 

I work construction project management for a large general contractor, and all the tasks and skill I'm learning now directly relate to real estate.

However, in my experience, unless the realtor-broker has the resources and skill and time to properly manage the process it doesn't work out.

Here are what I can add to the  BP table:- I built a comprehensive apartment investing excel model - buy and hold and refinance- Extensive deal/ financial analysis skills and experience.- Extensive work experience in wealth management, tax, private deal structure.- Success track record, creative problem solving, and great eyes for beauty in making ugly place beautiful while not spending a ton of money upgrading.- Since 2002, experience in SFH purchase, buy and hold, remodeling, property management.What gets me going:- Folks with track record in apartment investing to check out my financial model on this deal- Local Chicago Team with proven track record in apartment: contractor /inspector (subcontractor - plumbing, electrical, roof, exterior, interior upgrading), property managementThank You!

My advice to you is to polish your skill set and refine your goals.

My goal in real estate is simply to find a niche suitable to my skills in the market.

This is in a neighborhood close to downtown Ann Arbor, just half a block from the river and walking distance to the University of Michigan medical center, campus, and downtown Ann Arbor.
