I have NO idea about insurance but, logistically, I can tell you around here in University of Oregon landlords will typically only rent to kids when they have a parent cosign with all due diligence then generally they have a large deposit as well as "fees" per incident inside the property at the end, i.e. holes in the wall, burns in the carpet..
