Original walls, floors, woodwork and even cabinets can be refurbished for a fraction of the price of replacement.

Our maintenance staff is fixing it at a fraction of the price.  

Depending on the city, some landlords may receive only a fraction of the rental income that would normally be expected.That makes it difficult to earn a profit renting properties or when properties are eventually sold.

I just wanted to flush that out.. as most folks buy rentals in areas that demand full hvac and central air.. also have roof issues snow and freeze issues.. 4 walls and full roof.. therefore your capex is a fraction of anyone elses who maybe posting about your numbers not adding in all the long term hold costs.. 

If anything, consider furnishing off of FB marketplace or Craigslist (can get some great quality pieces on their for a fraction of the cost). 

So I'm not cashflowing, but I'm living in a neighborhood I love for a fraction of what all my neighbors pay (and the difference is going toward buying more real estate!).

Hi @Enrica Binion, I'm a real estate investor and own a bookkeeping & fractional CFO firm that purely serves real estate investors.

This is just one neighborhood and a small fraction of the market.

Good point Adam, I didn't think about going to a credit union or bank, the highest rates there would be a fraction of what somewhere like title max would charge.
