UPDATE POST: Franklinton Info For Investors
About a year ago I did an analysis on Franklinton, now that I've done a flip in the neighborhood my opinion has really changed. I believe in pure data to look for trends. For the simplicity of this analysis I'm going to do a year over year analysis of Franklinton Area of Columbus Ohio. Since 2019 just ended it's easy to look at trends for 2018 and 2019 year over year.
2018 Sold Map Over 200k Residential Properties East and West Franklinton:
In 2018, a total of 10 properties sold over 200k in Franklinton Area. A few things I notice is it's super rare to see East franklinton Deals. The highest sale price this year for single family or condos was $284,900. Ironically, the longest any of these homes were on the market was 14 days with the average of all 10 being 4.8 days on the market. These 10 homes that sold over 200k averaged $131.38 per square foot. Also if you look at the boundaries, none of the homes were west of the train tracks, only one south of Sullivant Ave and none north of Broad Street.
Now let's look at 2019:
In 2019, a total of 21 properties sold above 200k in the franklinton area. The highest sale price in 2019 for this area was $310,000. The longest time period for this area was 102 days on market and the average days on market was 26.67 days. So days on market increased for this area, but more homes were selling in this price point as well. The 21 homes in this area above 200k sold for an average price of $140.76 per sq ft, so about a 7.13% increase year over year in this price point. Also if you look this year, one property sold in this price point above broad street and two below sullivant ave and also three homes west of the train tracks in franklinton, so the areas have started to expand.
This is meant to be informative for investors or people looking for trends close to downtown. This is just one neighborhood and a small fraction of the market. There are still a lot of multifamily and other types of real estate not included, but let this be a starting ground for you for the downtown area.
