There are many moving parts that can present massive challenges if not done effectively.  

You need a level of knowledge and experience to overcome all the hurdles that present themselves throughout the course of a deal.

Due to the upkeep and expenses of the land I would probably only go after it if you think it's a sure bet to sky rocket or it will present a development opportunity down the road.

This is not clear in the presentation of information and if that were to be the case it should be a focus of your presentation to LP's.
