This makes us the PM more money, the owner more money, and cuts our Airbnb and they arbitrary refunds etc out.

And as far as being a young investor trying to cut cost of housing, I always recommend looking at a small multifamily where you can drastically cut down your cost of living. 

Why would you not look for a local manager and cut out the arbitrager?

There is more than enough square feet, but there will need to be several cuts before installed on the rental.  

There isn't a clear cut answer to that.

That could cut out some new up and coming properties that should be considered when it comes to amenities.

And detached housing tenants always cut the grass and shovel the snow, and often take care of minor maintenance.
