You should also check to see whether or not they've had any criminal or civil court cases brought against them.

Maybe not even a bad idea if it is not required to do it anyway......I'm a SuperHost and a Licensed Realtor in IL.....welcome to my palace....right....who would take offense or have issue with that.

Here in FL I can provide them a notice demanding payment for the bad check and if it's not paid I can turn it over for criminal prosecution. 

They say they will smoke outside until it rains or gets cold and then they start cracking a window or an outside door and before you know it they do not care and are smoking inside all the time.If it is a drug dealer the police could break down the doors with a raid etc. and damage the place.If a tenant really is doing all this did you screen them properly for income and criminal record??

The criminals know which higher end areas to stay out of or the police will have their butt on a platter.  

Jon, if you want to learn about real estate investing, don't listen to real estate agents (no offense to the real estate agents on BP).

I got notification today that they found a tenant, ran all the checks (eviction, credit, criminal background, etc), called the previous landlords and employer, etc. 

To encourage deadbeats and actually criminals is just more then I can stand.
