Well it's not going to cash flow in California and there's such an outflow of people from California with a lot of negative trends (homelessness, increased crime, collapsing commercial real estate, etc.) as well as already terrible affordability I would expect that even on the appreciation front, California is not the best place to invest, although there are areas that will fare worse so it depends on which state you are investing out-of-state in to compare to California.

Knowing that this one and others around it sold for over 100k before the collapse gives you some hope that it will get back up their sooner or later, unless a major employer leaves town or something.Kansas City has tons of properties that would cash flow more than what I am buying but my guy on the ground keeps steering me away from them because they are areas where tenant problems are likely.

The ceiling had a crack in it and I had someone look at it last Thursday who said it would be okay until today but it collapsed that night in my tenants uncovered old bed and will now need fiberglass cleanup.Forunately no one was hurt but it seemed like too much of a coincidence as it fell from the side of the ceiling that was less sunk so I think she expedited the process by poking at it to try to get a new bed and is now demanding everything in the room be replaced.

I had a sewer line collapse in my duplex last fall - the old clay pipe collapsed, causing black water leakage into my basement and I called in Roto Rooter for an emergency containment and restoration since I had tenants living in one half and was actively showing the other half.
