Lots of questions and areas for you to sit down and brainstorm...put it on paper to help narrow your focus/questions.Zillow, rentometer, etc helps with rental rates.you're not going to hardly rent a property for more than the area brings...but you can certainly rent or lessAre you looking at A, B, or C properties (the initial investment amount compared to the return changes)  but then so does the riskMy properties are all in Winston; C properties, but I have paid 20k and less for each.

For goal setting, we'd each prepare a list of things we want to accomplish over the next year, in 5 years, in 10 years, etc. and use the others as a sounding board to refine those goals (maybe they're not realistic or maybe they're too easy) This is brainstorming really.

Yes @Jay HinrichsI do not coach "turn key" rental purchases, that is not a skill.I coach -looking for seller problems and brainstorming creative solutions, -getting private loans and jv partners, -learning creative financing (ie sub2, installment sales, lease options, lease purchase, legal wholesaling, rehab calculation, subordination of notes, jvs with business people, jvs with home sellers on minor rehabs, etc), -marketing for sellers, wholesale cash buyers, owner financing buyers, tenant buyers, jv credit partners, and private lenders, -learning private lending and syndication, learning prohibited transactions, disqualified persons, custodians, Reg D, etc.

For me at first it sounded overwhelming bc I didn’t feel it was my experience ( I’m a nurse ).Once I understood fully -the numbers , saw the big picture, realized I had value in process , meeting contractors , getting bids , networking , painting , brainstorming and it made sense more than me working as as a nurse ...I am now on board ;) Understanding the process from a women’s view , and understanding our roles and value we bring !!
