@Carolyn Chandler In Illinois a lease automatically converts to a MTM if no new lease is signed, tenant doesn’t move out, and owner accepts the rent.  

No hit to credit either.Multi-units get an automatic 30-day, but on a case-by-case may get up to 90 days.

But I believe anyone can make a deposit, they don’t identify you to make a deposit so if I give my tenant deposit slips and have them deposit the rent into my account they will automatically get the receipt back with the account balance printed on it.

As @John Underwood mentioned, REO’s are typically sold free and clear, automatically. 

Heads up though, the company will bid up the price automatically...

This does not mean that rental real estate automatically qualifies.
