Long story short a lot of different things have gone wrong with this house but we are not even getting showings at $269,000.

I will say REPS is one of the areas of the tax code where it is very costly to get wrong.

Obviously this is all my personal opinion and someone may prove me wrong - I just haven't seen it.

In most cases they will try and help where they can.Not saying this is right or wrong but I had a similar situation with a property and after getting past the underwriting and securing it I went to the city (Atlanta) and said I just acquired the property, realized it was a quad that was converted from a duplex sometime in the distant past but the building was still zoned as a duplex and wanted to go through the process of having it moved to a quad.

Driven by the fantastic schools it's hard to go wrong when picking a location in this county.

I thought it would be pretty easy and boy was I wrong. 

There are new laws being implememented in some states as well.Hey Ken, I agree with you on people doing business the wrong way, just like in the creative side with people not properly disclosing how liable the seller is in a sub-to transaction.There are indeed people promoting a property instead of the contract, which they do not have the right to do so.

This PM is the only PM we've had that charges to go out to see what's wrong.

I wouldn't let them pay an entire year up front as there are too many things that can go wrong with that.

I'm not in the position to stick my neck out for a felon and deal with the ramifications if I'm wrong.
