If it were me I'd stay away from partnerships or joint ventures until you really knew someone after doing business with them awhile.I'm curious what kinds of margins these deals have?

And, the property would need to be appraised as well, yes the appraisal for ED come in lower than market, but that can be objected to and split between two appraisals in most cases.....I'm usually not really for the use of ED to benefit any private venture.

He also mentioned you help the middle class then they go buy tv's,cars etc. and it drives the economy.My problem with this statement is that he said we lost 9 million jobs in the recession and hired back 4.5 million.The problem is the QUALITY of jobs that people lost and the jobs they had to take as a replacement are nowhere near each other in income levels.I would venture a majority of the new jobs are low income where you tread water paying the bills .In this case consumers will not have much discretionary income to spend on extras to drive the economy.

You don't have a big family living upstairs creating alot of noise, the most it is are 2 people.I find these style properties very easy to manage and I would venture to say there is a huge difference VS managing a duplex that is setup similar on both floors.regards,Chris
