The juice may not be worth the squeeze to save money.A good agent will be worth the cost you might spend, but you can also work with a good wholesaler as well.I would recommend that if you work with a real estate agent, treat him/her as a teammate and not a tool in a toolbox or someone disposable.

So we bought into the idea that it’s a great investment. we went non contingent over asking but just not happy with the way the deal went .. reluctance of our agent to spend time on the property and when we went for inspection with sellers inspector the seller agent was present and that didn’t give us room to ask questions and really inspect and feel the property to our liking… I am not sure if it’s just a feeling that goes away or will this be a terrible mistake .. earnest money is also a very large sum

that is not how cash flow works.it's also going to be challenging to get lending on properties priced that low - it may be difficult to get standard conventional financing.and finally, the lowest prices are going to be in the most challenging neighborhoods... which will come with additional challenges.some suggestionscan you spend some time researching neighborhoods more broadly, going to REIA meetings, and building a network?
