If you're at all good with aesthetics and brand you can build a tiny house bungalow or renovate an airstream.

I'd bought a 2 family home with very solid structure, brand new windows, roof and electrical in a C - D class neighborhood.

Since it is a brand new parcel number, you could also go to the courthouse and do the due diligence yourself.  

Sellers showing 35% OPEX might be true if the property is brand new built or fully rehabbed in the last year.

I too live in Clarksville TN. and am brand new to R/E. i also just want to do wholesaleing, Tax Properties, and notes. 

Lending programs can vary by state (and of course by lender).The terms I most commonly see for brand new investors is 12% interest and 3pts for a 1-yr loan at 90% of purchase and rehab. 

It's not like you're buying the Walt Disney Company with all its goodwill, brand equity, etc.
