Going back 9 months I see only 1 sale in a 1 mile radius. 22 active listings with very high DOM.If I wanted to list with an agent I'd be shaking at the knees.

After we purchased I got my roofer to the property and it turns out that not only did it have the top layer, it had two layers under it and the bottom layer was cedar shake shingles.

If you back is against the wall regarding cutting this tree down, as a last ditch to cut the whole tree down yourself, you could offer the neighbor $100 Bill as a kicker, a 6 pack of Corona, or Bud or Pabst, a case of Campbell's Chicken Soup, etc...Or simply not to rent to anyone with Glass Pack Mufflers, etc...Or offer to have your cutters chuck all of the good sized pieces over the fence so he can split them for firewood (he might be able to rent a power splitter from Home Depot).Shake a hand make a friend on this tree deal and it might go easier on you.Good Luck!

The inventory being what it is- anything priced right (even things needing gut remodels) seem to still be going under contract almost immediately and at prices that often leave me shaking my head.

And I have a couple of contacts on the institutional side in NNN (operators of REIT funds) who are dead stopped on the acquisition side and said they aren't doing QSR til they see how the market shakes out and thought I would be crazy to go forward on it.

So from what I just gathered from the lease is that:The loudness, from playing their video games that shakes the walls to them playing drums at night to their kids and dogs toys being in a common area (front yard and parking area) as well as the dog poop not being cleaned up, the dog never being on a leash, and them blocking the front yard gate with a blouder is a violation of the lease.
