Advice for Wholesalers?
A good friend of mine is getting into wholesaling and is looking for some solid advice from those that are actively buying.
Here are a few questions...
1. Do you have any general or specific advice?
2. What is the number one way to tick you off when working with a wholesaler?

Make sure they know the laws in their jurisdiction. As a licensee I cannot pay a fee to an unlicensed broker. Also are they going to operate somewhat ethically or scam their way out of contracts if they cannot find a buyer. I have met quite a few victims of these types of operators. Generally speaking I suspect the majority of unlicensed brokers walk if they cannot assign however you will NEVER see them admit to their games. They are a plague on the industry and BAD NEWS for unsuspecting sellers. As for licensed wholesalers we have a few here and some are absolutely NUTS when they are giving their ARV. The joke in the industry is that ARV stands for ABSURD RESALE VALUE.
