I have a house that sleeps 6 in a vacation destination and it slows down a LOT when school gets back in session.  

I don't think you should need quarterly sessions for a small portfolio.

Do the sessions start at 4pm on Sunday?

Sometimes their speakers have trade show booths where you can speak directly with them or they are available before or after their speaking session.

They are signing a legal document and making a choice to live off campus which entails paying rent whether the school is in session or not.

There are a few different types of renters college towns can provide;-Typical ‘in session’ student renters- Year round student renters (usually those out of state or from abroad, or university/residency renters)- Faculty/staff renters Your typical ‘in session’ renters are going to make up the bulk of your tenants in most cases, and this can be a pretty ideal scenario.
