Some will list major employers, but often none of the residents work for any of those employers and likely never will due to income or location. 

For example:- "1 time $129 non-refundable set up fee paid at lease signing"- "non-refundable pet fee of $200-500 per animal applies to all pets & must be paid prior to or when you pay your first month rent"- "$30/month required resident benefit package" Just my two cents.

First I have to ask a simple question, which is who is more likely to sell their house, a person living in their primary residence or a person not living in their primary residence?

I would suggest you use a different non-qm loan product that allows for family members to occupy but doesn't require you to make it a primary residence.

The 3% down conventional loan is typically for a primary residence, so you'd use that when you find the home you plan to live in.
