If this was my place the tenants would already be homeless living in a refrigerator box

If the landlord provides a stove, refrigerator, dish washer, and washer/dryer in a unit, who pays for the repairs?

I pumped it with refrigerant but it's still not as good as the other one.  

Honestly I have seen basements that have bar areas with full refrigerator, dishwasher and even a small stove.

If there is no bed, refrigerator with food, a bed, then there’s no way to “live” there and you might be able to take possession of the residence and change the locks.

There's old cat feces everywhere, noticeable urine stains, scratched up walls, black mold on the walls, rotten window sills, doors made out of wood and chicken wire that apparently were built to block off hallways, a tree partially through the roof in the living room, holes in the walls in some places, refrigerators that are beyond disgusting and vanities that are barely standing among other issues.The place has a lot of potential I think once it's cleaned up but I've never tackled this kind of situation before.

Make sure any AC's refrigerators and other equipment that YOU are paying for operation of is newer, more energy efficient types where possible.Also, make sure the tenants do not have access to house power either with hallway plugs or by easy access to panels.
