We agreed that the GC partner will setup his own LLC and bank account and I will fund.

Having an additional $5k/year in compliance costs, having additional costs to maintain two sets of books, more registration fees, getting leases set up and maintained...it can be expensive to split it up so one needs to be sure the tax costs are worth it.

So what most of our clients will do is set up domestic LLCS to own the real estate. 

Depends on the current setup. - Flooring $4-6/SF for 12 mil click plank supplied and installed, maybe $2-5/SF for glue down.

For that, do as others have said, review every sold comp within 1 mile (rural areas sometimes even larger) in the past 6 months to a year and see which one your house setup mirrors most and then review their finishes.

There are a lot of online solutions to help advertise, find and screen candidates, setup leases and ACH payments (i use Avail.co).
