Sometimes it's just easier to understand/accept a message from a stranger who has no skin in the game than it is from a loved one.

Always keep in mind that investing in real estate is a journey, and it's acceptable to start small and pick up skills along the way.

Depending on the value of the property it may eventually be sold on a tax deed but in the meantime, I believe title would simply remain in their estates or in the last to die's estate.I doubt you'd be able to find a legitimate charitable org to accept a deed from you and your sister without being able to get a title policy otherwise they'll have to job of clearing the title and will still need your assistance. 

You'll reap the benefits in the long term when it's more widely accepted by renters here with the cost of living skyrocketing (it's a little better in Tucson compared to PHX, but still).Best of luck my friend!

The idea is that under these conditions, I would not personally benefit which could be viewed as acceptable non-rule breaking actions. 

Yeah mostly we just give small credit here but these days in our area seller only accept with no contingency at all and giving seller free rent 

I do accept 1 dog with an extra cleaning fee but not two.
