Hello fellow BP members,I manage a contracting company that employs a large number of carpenters (finish work, roofing, siding, demo), plumbers, HVAC, electricians, solar installers, masons, caretakers and property management, and more.

If you are looking at demoing the existing houses, first see if you can see asbestos or what the hazmat requirements are to demo the house. 

I’m not sure what the kitchen layout is, but you might be able to demo half the existing wall between the kitchen and living room and install a breakfast bar on top of a pony wall.

I have quotes for remediation and the biggest cost is demo and hazmat disposal.

totally different market, timelines, $, areas, target demo, everything.  1/10 props I look at for flips might be a brrrr or a keep... but its rare in my area. 

This, coincidentally, was also the day that the power company decided to turn on our electric, engaging the well pump in the crawlspace after the demo guys left and proceeding to completely soak the entire upstairs.

Thanks Chris,Someone had previously converted it into an enclosed porch, so the majority of the effort was demoing out the rickety walls and eliminating some of the previous landscaping.

More often than not, if I'm using my preferred contractor, once our scope of work is agreed upon with the contractor we will order and have delivered to the job site all building materials (lumber/piping/electrical) once demo is complete.

@Bryan Blankenship oh yes, mid demo on the basement and have already found a hidden walk way behind drywall that had junction box galore!
