Hello, I have a property on Prune Hill, which I am contemplating on leasing out for "passive" income.

After listening to Grant Cardone and the BiggerPockets podcast I am contemplating pulling this money ($26,500 after fees) and use it to put a down payment into my next REI.

This was my plan the whole time but I recently have started contemplating renting it and starting on a BRRRR strategy.  

It would be our first rehab and he wants the "perfect flip"or perfect situation. i personally think it has nothing to do with the numbers I think it's him getting cold ffeet or the analysis paralysis thing.my thing is we have set a standard for what type of profit we want, type of homes, the area and ARV range we look for.once it gets to offering time, he contemplates how we'll get funding or how this will happen or that will happen and then we won't make an offer. basically it's motivated me to get my license.

I just want BP members to be aware that some states DO have military/veteran anti-discrimination laws already on the books and that Federal Legislation is being contemplated, so you probably want to do some homework on this before making it your business model.

I really appreciate this post though I had contemplated getting an engineer or at least an architect to help plan the build.

I myself have been contemplating purchasing a turnkey property of sorts but it seems its not really worth the trouble..

I was contemplating to add a room to be able to rent it out?

We are not married to this area by any means, in fact we have been contemplating a move to Reno since my MBA program can all be done online, so wherever we decide on a property a good PM company is a must.

The lease cannot contemplate my membership or demand me make such application to the HOA.
