Use 401k to fund next REI?

I have roughly $30,000 in my 401k. I recently changed jobs and they do not offer a 401k program. After listening to Grant Cardone and the BiggerPockets podcast I am contemplating pulling this money ($26,500 after fees) and use it to put a down payment into my next REI. Yes? No? Why?

@Ryan Peach don't forget to put aside some for the taxes you may need to pay after the penalties. If you feel that your ~$25k can make something happen, then go for it. Another option to consider is moving that money into a solo 401k or a SDIRA with no penalties or extra taxes and using it for your next REI.
