I recently spoke with an investor who believes STR sales in WNC are going to hit the market like crazy in spring of 2025.

I'm saying do you believe those exist, yet alone in abundance?

I believe someone just posted a great discussion regarding finding land values in this section a few days ago.

BiggerPockets needs to aspire to perfection in every single piece of content reflecting a “rational optimism” about real estate investing - we believe in it’s power, and fear near-term volatility. 

Still believe in the growth and trajectory of the Lehigh valley but it’s tough to make some deals work! 

I’ve handled the sale of plenty of properties by BK trustees. if the court believes the price is fair and there are no objections, the court approves the sale.

I’ve looked through ordinance documents for the city and county and haven’t found anything that makes me believe they don’t allow it.  

As a result, I will end having to pay the full amount of the security deposit and attorney's fees and costs to the attorney, even though I believe I fully complied with Florida law regarding this matter.

Which brings me to my second issue: I don't believe (but haven't looked closely) that most of these funds are even trying to gain contractual control of the deal.  

I don't believe that is what you mean, but an attorney, believe it or not, can also negotiate.
