Hi Eric,Maybe bootstrap the construction costs and build one house and live in it while building it, then sell it and build another.Live rough for while, a microwave, a grill, a hotplate, a hose, a min-fridge, a mini-hot water heater and a portable heater.Good Luck!

I would consider upgrading the electric service and probably adding 2 services so that each unit has a separate 100 amp (for a small unit) or 200 amp (for a large unit) service.If these are nice units, I would consider ductless mini splits for heating and a/c.

I did not look closely at the numbers to see if the ratios make sense.Are there any local investors, from REIA type meetings, where they will agree a mini-JV.
