Does anyone have experience with a coal heated rental property? What would the cost be to change to electric heat?

@Frank Lorenzo, I don't think you will be able to have electric heat for 3 units (even small ones) with only a single 100 amp service.

I would consider upgrading the electric service and probably adding 2 services so that each unit has a separate 100 amp (for a small unit) or 200 amp (for a large unit) service.

If these are nice units, I would consider ductless mini splits for heating and a/c. The heating will be much more efficient than electric baseboard and you also get a/c. For a nice unit that will help keep you a good tenant. The a/c is also more efficient than a window unit.

If you don't want to go with 3 separate units, I might upgrade the existing 100 amp to a 200 amp, and still do a ductless system with air handlers for each unit.
