The Walton family (Wal-Mart) just invested millions of dollars on a few large projects in our downtown (hotel, apartments, theater/entertainment center) because they see the long term viability.  

They go through excruciating pain to make the seller believe they went to Walmart, bought a yellow paper, then hand write that paper, put a nice custom personable stamp on it, even sometimes they put a picture of the house on it.The seller now things.. well lookie here, someone is extremely motivated because they went through all that trouble.Guys and girls.. really?

Walmart with in walking distance.  

Grab one at office depot, office max or walmart. 

Just buy some paint from walmart for cheap paint the inside and outside.

In fact, he sounds like he either developed, or had a hand buying and selling, nearly all the major commercial centers in my general area (wal mart, grocery stores, shopping centers).

Walmart took the place of kmart as cheapest and Macy's is for the best service and best quality, I am willing to pay more. 

Here are 3 criteria I would consider: (1) Within 5 miles of a Super Walmart.(2) Public utilities. (3) Town of 5,000 or more. 

We install 1" vinyl blinds from Walmart and a department store called Roses, curtain rods, and at least a pair of sheer panels for every window.

As long as you are never forced to sell you won't have to work at Walmart either!
