Followed those up with some motivational/self help reads that aren’t focused on REI and now I’m onto more real estate specific like Long Distance REI and The Book on Rental Property Investing.

The key is to find really motivated sellers.

Others have ulterior or competing motives and simply get in the way of an investor.

All utilities are separately metered and paid by the tenant.I do not know the owner's motivation for selling.

Ambitious but I know I will have to put tons of work and talking to motivated sellers to even see one potential seller appointment.
