Also, I do understand the concept of a quiet title to get clear marketable title but why would a buy and hold investor care? 

We live in a world where if you have subject matter expertise you can create courses that you can sell for $10 on Udemy, create a YouTube page teaching people the concepts you understand, create a social media brand around your experiences in real estate.

I have less experience with that then I do houses, but the concept is very much the same.

I liked the concept, so I tried to like it for about two episodes but ultimately just lost interest (she was no Bob Vila - love him).

Dave Ramsey gets a lot of flack on here but you gotta admit his philosophy works .I'm not too keen on his investing strategies but Dave is right that the Bible has proven sound concepts on dealing with finances .There is a reason Jewish people ,although a very small percentage of the country ,have a great portion of the nations wealth and I say that in a very respectful way .
