Choosing the wrong tenant can be costly if for some reason they quit paying rent, they fall behind, then you have to evict them, etc.  

Dont get me wrong- they do happen here also.

I recently ran a few searches on the city site, which I know is always wrong, and got a list of potential foreclosure properties.

Whenever something went wrong I just picked up the phone and lined up someone to fix it.

Per the application they have up to 60 days and I get notice in the 58th day that that application has also been denied.Am I doing something wrong here?

I understand that rent price is a huge factor, but there is only so much room you can lower it before all you attract is the wrong crowd. 

I am open to being wrong. 

Note ADU addition in a MF zoned area may be comped with a duplex but I personally think this is wrong as a SFH with ADU is not a duplex.- it is cheaper to buy a property with an existing ADU than adding one   In addition you would receive RE purchase financing.  

But yes, you can't go wrong w/ propstream or deal machine, the biggie is how you filter the lists and how you market them.
