So I was watching Gangland on Netflix the other night, and they frequently talk about the territories and neighborhoods that are notorious for gang activity, or where if you turn down the wrong street, there's a good chance you're not coming out alive, etc. 

I think as we gain experience releasing that control comes with the territory of scaling and growing a business. 

Higher interest rates may slow the rapid appreciation some, but even if they notch up a point or two, we are still in historic low territory for rates.

What about US Territories?

Hi everyone, new to the forum- been in real estate over 10 years and running upon foreign territory (literally).

Now he'd be back in house hack territory, no?

I'm not sure if you would consider that 8 mile territory. 

But we both believe that this could honestly be moved into class action lawsuit territory.

Some other posters have gotten burned dealing with crappy tenants and I understand their frustration with certain aspects of being a landlord, but it comes with the territory. 

FAR more than cash flow could have done by probably 20X or more.I found Charleston SC 5 years ago now.. first houses I bought were scary it was old old falling down no one wanted to live there.last house I sold last month sold for 650k .. first house I remodeled and sold there 5 years ago with 260k.. so on and so forth.. now we have pioneered it and others are in the market as well building and regentrify and its rock star territory.. 5 years ago no one wanted it.. it was the hood .. :)  Same with neighorhoods in Indy right now.. big money being made on value add.. far more than cash flow.
