So I was watching Gangland on Netflix the other night, and they frequently talk about the territories and neighborhoods that are notorious for gang activity, or where if you turn down the wrong street, there's a good chance you're not coming out alive, etc.

FAR more than cash flow could have done by probably 20X or more.I found Charleston SC 5 years ago now.. first houses I bought were scary it was old old falling down no one wanted to live there.last house I sold last month sold for 650k .. first house I remodeled and sold there 5 years ago with 260k.. so on and so forth.. now we have pioneered it and others are in the market as well building and regentrify and its rock star territory.. 5 years ago no one wanted it.. it was the hood .. :) Same with neighorhoods in Indy right now.. big money being made on value add.. far more than cash flow.
