Remember, youre letting someone into your inner circle to teach you and to take care of you.

It will teach you about renting a property, how the numbers actually work (not just in ideal calculators), and put extra cash in your pocket.

Kinesthetic learner, hands-on experience teaches me, sometimes the hard way. 

There's a lot of opportunity to get involved with large multi family units,  but if you can find enough investors you could do it with less of your own money.If you're looking at retiring in 15 or 20 years, you could start with some smaller duplex style units and build up from there, or just hold a few and pay them off.

If you do not teach, and punish when necessary, they will not understand what is right and wrong.

There are gurus that teach a 'system' or two;  not being a guru myself, I look to help craft a solution to a particular seller's problem.Keep running the scenarios in your head and on paper to keep them in sharp focus. 

@Andrew Merritt I think if you went to the auction, you could connect with investors there that may be able to teach you a thing or two.

I'm on the same boat as you, looking for successful investors who have the time to teach newbies how to run a successful business.I am a REALTOR as well, my plan is to hustle to grow my real estate business, use the capital to deploy it into flips or live & flips, & use newly acquired capital to finance my rental properties.
