Idk the area but what if it appreciates in value and rents due to stellar location?

If you can do the math and pay the mortgage with a less than stellar occupancy then it's a good sign. 

And the quality of the applicants is stellar.

Hoping to make it even more stellar, as I'm sure we all are. 

Don't stare yourself blind at whether this is a stellar deal from a pure investment standpoint.

We had stellar tenants who took care of their apartment perfectly, but the day before they moved out, they moved the refrigerator to clean beneath it and tore the vinyl floor covering. 

We have stellar credit scores, but we already own one rental and are still paying on student loan debt...

While getting two full price cash offers so quickly seems like a wonderful result to a homeowner as an investor I would question whether I really got the top price for my property with two buyers willing to pay my full price would one of them not paid ~2-5% more had I studied harder and debuted with a more aggressive listing price? 

If your credit/references are as stellar as you claim, they should want to work with you on making you comfortable.
