I believe that she originally sent the deal my way because I gave her an hour of my time to help her with some questions she had about finding deals and reaching out to probate attorneys, etc.If it has been stated up front that there was a finder's fee, I probably wouldn't have blinked, but the fact that it came along after the fact is what is jarring to me.

If you are going to paint, I would suggest having the doors and boxes sprayed {if possible} rather than trying to paint them with a brush and/or {foam} roller.

I asked a local locksmith and he recommended "Tri-Flow" spray, so I bought a can from him, used it on the cylinder, and it worked fine after that.The lever knobs have the usual two long screws that clamp the inside and outside half of the knob to the door.

Basically all he did was replace two parts of dry wall and spray texture over all the seams, so there are large obvious seems of more popcorn texture, NOTHING was scraped, nothing was skimmed, and the only painting was over the texture that was added.
