@Bob Malecki  I totally get that sentiment to spread your money over NPN  and you NEED too as they are NPN IE they don't pay with any regularity and its not if its when do they default again.where as my notes pay 97% of the time.. so single note single investor works just fine..

Some value add / re-positions will still be possible but it's still downward pressure on yield and investment sentiment.

Their back is not against a wall.The only time I've seen a slightly motivated probate is when it is in foreclosure and an heir is living in the property or may want to keep it for sentimental or other reasons adn they don't want to lose the property to the bank.

I believe the OP could have worded his post differently but I think I understand his sentiment. 

I don’t disagree with the (very emphatic) live at home sentiment at all- and don’t misunderstand my comment to say you need to purchase a home for some perceived status. what I should have clarified is that there is no substitute for experience!

This is the principal function of a PM so as to have effect on the quality, cost, risk, scope, and time of a project.I agree with the sentiment of not needing large PM or construction software. 

One problem with commodities is that they are a bit of a gamble because the price is based purely on demand and supply and demand often changes suddenly as investor sentiment changes.The stock of a good company with good financials and good growth prospects is much easier to value because it is based on the cash flows that the company will generate.
