Presently working on a Commercial property in South Australia. 

Since I have time, my youth, and now money, I figure there's no time like the present to get started.

so I can't present them to investors anyway. 

But here's my present situation and I thought some with experience on both sides could weigh in. 

- Do i have a case to present this with CA BRE?

I haven't thought of doing something for each of my tenant's birthdays, but I did give a small baby shower present to one of my youngest tenants who was going to have a baby. 

I see an opportunity for wholesalers, as many investors are more interested than ever in having strong off-market deals presented to them.Over the past few days, I have been rethinking my investment strategy, as I am pessimistic that I will be able to reach my real estate goals in this current market.
