I also will add that given that the goals of my original post were my own, I stand by my original criteria only being the simple net cash flow, and simultaneously that my goals had flexibility if someone wanted to add a formula that included certain expenses above PITI. 

Yeah..ok...And all teachers should have kids first...All doctors should have lots of medical issues before they can practice....All dentists should have lot of dental issues before they can practice...Every waiter should owner a restaurant before they can wait tables....Every car salesman should have bought multiple new cars before selling any....I get your point..... it would be great if every realtor had to have real life home ownership under their belt, so they have that BTDT experience..... but not gonna happen

That said, I doubt that there is a form of housing that is more in-between practical purposes than a tiny house.  

Less than 1% should be charging for it.I liken the "community" approach to teaching subto and wholesaling and "gator" lending to teaching a mass class of dentists how to drill teeth by giving each one a drill and saying to go out, find someone to practice on.

In practice, knowing how to vet sydicators and ensure they are not screwing you takes a lot of time. almost as long as buying your own deal.
