Some of our properties away from the beach perform better when there are good amount of amenities available, like a large lazy river, tennis courts, access passes to local golf courses are a big attraction for guests. 

I was hoping it was going to perform well, since it is in a lakefront project, just South of downtown.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.

But if your properties aren't performing well, then you can look into selling and buying rental properties that perform better elsewhere.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Investors way more experienced than me suggest building a portfolio of high quality properties that produce well instead of a ton of low quality under performing properties. 

I believe if you use a quality PM the financial performance will be close to self managing an LTR.Good luck

I am extremely handy with a vast collection of tools so can perform improvements myself.

Can't you perform better buying 50 units in a market that perhaps has a higher cost of entry but due to better fundamentals experiences significant appreciation?   

West Chula Vista and IB have been on my list for at least 5 years and west Chula Vista has been out performing the general market.
