Cleanup Job (Low cost fast flip): - landscape package in front - remove deck- remove vines from house - clean exterior, fix siding and wood rot, paint neutral beige/gray color - clean driveway/weed, clean retaining wall/pavement - replace flooring with mid grade flooring bottom level, carpet upstairs - replace interior fixtures - paint interior white trim, light color beige/gray walls, popcorn ceiling removal - new kitchen appliancesRehab options:- Replace deck with new one (kind of awkward that high to me) vs Remove and fill in wall or add large window to master.- Potential space to move laundry into upstairs bathroom closet vs basement - Can maybe get away with toilet/vanity replacement in each bathroom- Uncertain if painting or replacing cabinets with ikea type is worth it- Any in-ceiling lighting will cause a disaster with electrical since it is out of date- Repave/fix concrete front porch and side porch - replace/paint railing- Replace front walkway cement, or remove walkway and replace with right angled walk to driveway (may not provide ROI)- Tear down vs paint garage port in back yard

With some paint and new flooring I could easily get $750.00.So here we are a year later.

It helped that the walls had an oil-based paint underneath.

These aren't the properties for replacing worn carpet and flooring, adding new kitchen appliances, and painting only to get them back on the market in record time. 

Isaac Braun you are owed rent until it is RE rented plus any damages (security deposit - Paint, flooring, etc) plus RE-leasing fee or lease termination fee if it’s in your contract.Most highly qualified people won’t stop paying rent, forcing you to evict them and get a $$ judgement messing up their credit.

Based off the pictures, I went with an updated Kitchen, bathrooms, new flooring, paint, and some updates in the basement.

Of course, just driving areas can not paint the entire picture.(1) Morrow Small neighborhood feel.

They can be for general or speciality (tile, paint, plumbing etc) contractors.

It does need to be painted (inside), new flooring and could use an update on the kitchen, although I see one selling at the moment with no upgraded kitchen for $112,000.
