Also, many ADU's do not have separate meters for all utilities, therefore, the landlord will likely be paying for some of them like gas.

I am getting estimates on replacing a old oil boiler with a new gas boiler to heat the rental house.

Here in PA, if a gas-fired water heater gets flooded/wet, the ignitor, gas valve and other parts must be replaced.
