The predicament is that we have an LLC and would like to have the title and eventually the loan under the LLC. 

You may not have any legal responsibility but you may feel some minor, reasonable moral sense of responsibility.

My predicament: I want to start investing now, but I don't know if its the right decision to start buying places in the community where I am now and then have to manage them from a distance. 

@Lennox Matsinde I'm not sure the legal answer, but from a morality stand point, I would inform people of foundation work.

I'm sure if everyone handled the tenant buyer with the same morals as you, we wouldn't have nearly as many restrictions.Seems like my best bet is to stick with wholesaling in Texas & only use the Lease Option method in other markets

This is purely for my own use so I am asking for legal advice not if its moral to rent out a dingy space to a family.

So moral is create your data base and hammer it and every lead is a lead until its sold to someone else.. never give up on them..

I would like to get a contractor's estimate on the repairs to give to the buyer because of my morals and there is potential for future deals with the buyer.

We expect $40,000 in rehab and last week the home 3 doors down sold for $286,000.The moral of the story is you just never know.... do your homework and deal can and do just fall out of Craigslist.
