I teach children a very high level of gymnastics and am a firm believer of the saying: "give a man a fish and you feed him for a day; teach a man to fish and you feed him for a lifetime."  

@Reno LawThis situation is rife for the seller (wholesaler/realtor) Bypassing the MLS limits the property's exposure significantly because most real estate company websites receive feed from the MLS, so listings are widely distributed.Not all agents search these alternated listing site's (Zillow, Realtor.com) so they won't know about your property.

@Jay MottIn terms of most deals - high equity absentee due to the volume and scalability for this type of list.In terms of highest response/conversion rates - pre-foreclosures but that's with a huge tip that I'm not posting publicly here because I've seen a lot of people F* this up and give bad advice on BP about this - feeding trolls and silly chaos ensues.

We we're bottom feeding at the end of an auction so due diligence wasn't high on the priority list.

I would love to know what the 'Miracle Morning' solution is to being woken up almost nightly in the middle of the night for either bottle feedings, or nebulizer treatments.  

@Anthony Chao looks like this is a pretty old post but it came into my feed.

In fact, my dog may eat your vegetables when he gets bored and hungry, or I may spray bug spray or weed and feed around my house to get rid of pests and weeds and end up killing your entire garden.

He also got me started on some books on stocks and that's fine as a long term investment but I still needed to make money to keep feeding in to them for retirement.

The kids could watch the goats get milked in morning, feed the chickens and eat farm fresh eggs for breakfast.
