I see that other investors that is shopping in the same market I'm shopping seems to get great deals.

The intent of the law is to keep people without knowledge of fair housing, deposit funds, etc from setting up shop without a licensed broker overseeing them.

Plus I would find my buyers and get their shopping list then find the sellers. 

Look on Bigger Pockets and connect with folks that purchase in your area and see what they are looking for and then go shopping.2.

Open a Flooring store called Big Bobs Flooring at 20 and still running the shop and selling flooring. 

Thanks for the info @Patrick V. and yes, I've been keeping an eye on for quite some time now and know about all the VR PM options our there from VC backed co's to smaller shops.

Best advice I can offer i shop around a ton.

I worked from small (3 employees) to big companies (10K employees) including rentals, Sec8, affordable housing, Single Building Commercials, mixed, offices, condos, construction, and shopping centers.

I'd at least shop around before making that decision.  

I am starting now to shop for areas where i will be maximizing on appreciation and ARP.
